As we settle into the start of 2026, I’ve been thinking a lot about where buyers and sellers actually see success - and where unnecessary stress tends to creep in. A quieter season has a way of clarifying what really matters, and right now, the strongest outcomes are coming from intention, preparation, and long-term thinking rather than urgency or perfection.

Here’s what I’m seeing make the biggest difference as we head into the year...

For Buyers

What is working

  • Negotiating credits thoughtfully
    In today’s market, it’s often less about winning at all costs and more about structuring deals that make sense long-term. Credits toward closing costs or rate buydowns can meaningfully impact monthly payments and overall affordability when handled strategically.

  • Getting clear early with trusted local lenders
    Understanding your true buying power before touring homes creates confidence and flexibility. It also allows you to move thoughtfully rather than reactively when the right opportunity comes along.

  • Prioritizing long-term value over perfect aesthetics
    Paint colors and finishes can change. Location, layout, and livability matter more. Buyers who focus on fundamentals tend to feel better about their decisions years down the line.

What tends to hold buyers back

  • Waiting for the “perfect” rate
