San Roque

Oone of Santa Barbara's most beloved neighborhoods. Popular with families, professionals, and longtime locals

Welcome to San Roque

If you're looking for a neighborhood that combines charm, convenience, and a true sense of community, it's hard to beat San Roque. (maybe I am biased, cause I live here!)

Located just north of downtown Santa Barbara, San Roque has long been one of the city's most sought-after neighborhoods. Known for its tree-lined streets, larger lots, excellent schools, and walkable lifestyle, it's a favorite among families, professionals, and longtime Santa Barbara residents alike.

Why Buyers Love San Roque

One of the things that makes San Roque so special is its balance. Residents enjoy a quiet residential atmosphere while remaining just minutes from some of Santa Barbara's best restaurants, shopping, hiking trails, and beaches.

Many homes sit on larger lots than you'll find in other parts of Santa Barbara, and the neighborhood's mature trees, mountain views, and well-maintained streets create an inviting environment that's hard to replicate.

It's also one of the most family-friendly neighborhoods in Santa Barbara. You'll often see neighbors walking dogs, kids riding bikes, and families gathering at local parks throughout the week.

Schools

For many buyers, schools are one of the biggest draws to San Roque.

The neighborhood is served by some of Santa Barbara's most highly regarded public school, Peabody Charter School, making it a popular choice for families looking to put down roots for the long term.

Walkability and Everyday Convenience

One of San Roque's greatest strengths is how easy it is to enjoy daily life without spending all day in the car.

Upper State Street offers convenient access to grocery stores, coffee shops, fitness studios, and everyday essentials. Residents are just minutes from both Gelson's and Trader Joe's, making grocery runs quick and convenient.

Whether you're grabbing coffee, meeting friends for lunch, or running errands, much of what you need is right around the corner.

Where the Locals Eat

One of my favorite things about San Roque is how many great local restaurants are nearby.

Along Upper State Street you'll find local favorites like Brass Bird, Brass Bear Uptown, Farmer Boy, Harry's Plaza Cafe, and Llama Dog. Just a short drive away, De La Vina Street offers even more neighborhood staples, including Los Agaves, Handlebar Coffee Roasters, Yellow Belly and other longtime Santa Barbara favorites.

The dining scene feels local, approachable, and community-oriented - one of the many reasons residents love living here.

San Roque Real Estate

San Roque offers a wide variety of architectural styles, from classic California cottages and Spanish-style homes to larger custom residences.

Inventory is often limited, and well-priced homes tend to attract strong interest due to the neighborhood's reputation, location, and lifestyle appeal. Buyers are often drawn to the area's larger lots, mature landscaping, and proximity to both downtown Santa Barbara and Upper State Street.

My Take on San Roque

As someone who spends a lot of time throughout Santa Barbara, San Roque is one of the neighborhoods I find myself recommending most often.

It's rare to find a neighborhood that feels both established and vibrant at the same time. Residents enjoy a strong sense of community, excellent schools, walkability, and easy access to some of Santa Barbara's best local businesses.

Whether you're looking for your first home in Santa Barbara or searching for a long-term place to put down roots, San Roque continues to be one of the most desirable neighborhoods in the city.
