- Seller Inspections
We start with inspections - usually home, pest, and sewer. It’s the best way to get ahead of any surprises and gives us a chance to fix or factor in anything before buyers even ask. - Organize Staging Walkthrough & Schedule Install Date
I’ll bring in a stager to walk the home and create a plan for making it shine. Sometimes it’s just a few tweaks, sometimes a full setup. Once the plan is in place, we get staging on the calendar to make your home show-ready. - Order Reports
I get the Natural Hazard Disclosure and Preliminary Title Report ordered early, so we’re not scrambling later when buyers request them. - Schedule Landscaping/Gardener
Freshen up the yard, clean the walkways, trim what needs trimming - a little outdoor polish goes a long way. - Tackle Minor Repairs
Based on those inspection reports, we’ll handle any light fixes the seller wants to take care of upfront. It helps buyers feel confident from the start. - Photographer & Videographer
We bring in a pro photographer (and usually video + drone too) to capture your home at its absolute best. - Prepare Seller Disclosures
I guide you through completing all necessary disclosures early to keep things smooth once we're in contract. - Purchase Print Ads + Prepare Marketing Brochures
I design and print beautiful brochures and secure ad space to get your home in front of the right eyes - online and in print. - Final Touches + Review
One last walkthrough to make sure everything looks and feels right, then a quick review of all the marketing pieces. - Go Live!
