Santa Barbara Real Estate: March 2025

March brought a solid month for home sales, with the average sale landing at around $3.7 million from Carpinteria to Goleta. Average days on market came out to 47 days, though some moved in under a week. The highest sale of the month? A beachfront Mesa property that closed for $23M. Price per square foot averaged about $1,220, reflecting continued demand across the area. All in all, the market stayed active, with a good mix of mid-range and high-end homes changing hands. 

SANTA BARBARA PROPER

Santa Barbara proper (i.e. The Mesa, Downtown, San Roque, Upper East, Westside, etc) had 27 sales in March, with an average sale price just shy of $3.7M. Average days on market came out to 48 days, though some took less than 2 weeks to sell.  The market showed good variety- historic charmers, hillside views, and newer builds all in the mix.

HOPE RANCH

Hope Ranch was a high-dollar month! The average for the 4 sales came in at $9.7M (!!), with the top deal closing at $18.4M. Homes sold for about $1,452 per square foot, with an average of 62 days on market. All 4 properties sold at or near asking, keeping Hope Ranch firmly in its luxury lane.

MONTECITO

Montecito kept things luxe (as always!) in March with 16 closed sales averaging just over $6.6M. Homes sold in about 56 days on average, and the highest ticket hit was $22M on Posilipo Lane. Price per square foot came in strong at around $1,718, with several sales well over $2,000/sqft. From classic estates to sleek remodels, Montecito showed plenty of range - but buyers moved oh so fast when the right property came along. 

GOLETA

Goleta saw a busy March with 16 sales, averaging around $2.8M, but the median sale price gives a clearer picture at a more grounded $1.5M. That massive $18M deal on Calle Real definitely skewed the average! Most homes sold between $1.2M and $2M, with price per square foot at $1,068. On average, homes spent 54 days on market, and many sold quickly and close to asking. Demand’s steady, especially for well-priced properties in move-in condition!
